However, Chris gave us ALL of the knowledge we needed to be informed on what we were getting into. He was very patient with us as well. One thing that I really liked was how quick he was to respond to you. IF you emailed him, he would respond right away and a lot of times he would send the email to get the answer you were looking for and then call to follow up to better explain. We had a strict budget on what we could afford and we were able to find a great place with Chris’ help. We would highly recommend Chris to anyone, whether you are a first time home buyer or not.”

Mayor Hancock and Councilman Nevitt Tour “Spine of South Denver”: Broadway Corridor

As part of Mayor Hancock’s “Listening Tour” of the City, Councilman Nevitt and the Mayor toured the “Spine of South Denver” – the increasingly vibrant Broadway Corridor that is the southern entrance to the City, and the “zipper” that binds together our eastside and westside neighborhoods.

 

The Mayor and the Councilman kicked-off their tour by visiting several small businesses in the “Mayan District”, the area surrounding the famous Mayan Theater. They visited restaurants like the Walnut RoomSwift’s Steak HousePie HoleIrish Rover, and Karma Asian Cuisine. Moving south, the Councilman and Mayor Hancock visited the new Illegal Pete’s at Alameda and South Broadway, where a great example of a “Good Neighbor Agreement” was forged between the West Washington Park Neighborhood Association and the business owner. Councilman Nevitt and Mayor Hancock spoke with patrons, management, and residents on how successful this neighborhood agreement has been for the restaurant and the neighborhood.

 

The next part of the tour involved a visit to the Alameda Light Rail Station at South Cherokee and Dakota, the site of two complex and inter-related projects: the Dakota Outfall Storm Drainage Project and the D4 Urban “Alameda Station Village” project – a brand new 275-unit, multi-family transit-oriented development project right at the front door of the Alameda Station Light Rail stop. Further down South Broadway, past I-25, Mayor Hancock and Councilman Nevitt’s next stop was to tour the recent Broadway streetscape improvements through Antique Row. The pair visited the Antique Exchange, and spoke with the owner about South Broadway’s transformation and what it means to the success of the South Broadway Corridor and the businesses that call it home.

 

After purchasing a few prized antiques, Councilman Nevitt and Mayor Hancock continued south to tour one of District 7’s newest affordable housing developments – Evans Station Lofts, a beautiful multi-story brick building built directly adjacent to the Evans Light Rail Station. Mayor Hancock and Councilman Nevitt visited with residents to discuss the benefits of affordable living right next to light rail, and also talked about the importance of Denver’s “TOD Fund“, which made this project possible, in partnership with the Urban Land Conservancy and affordable housing developers.

 

To cap-off a long afternoon along the “Spine of South Denver”, the Mayor and Councilman Nevitt moved a few blocks east to tour the small business along Old South Pearl Street, including Pajama Baking CompanyCommon Threads, and 5 Green Boxes. The Mayor and Councilman spoke with the South Pearl business owners and patrons about the success and vibrancy of South Pearl, and what it means to have thriving, walkable business districts in our neighborhoods.

 

To end the evening, Councilman Nevitt and Mayor Hancock joined leaders from neighborhoods throughout District 7 for happy hour at the Black Pearl restaurant to talk about anything and everything in their communities. The pair received feedback from neighborhood leaders on a wide range of local issues, including parking, taxes, streets, and parks. It was a lively, honest discussion between elected leaders and their neighborhood activists, and a great way for South Denver’s neighborhood leaders to interact one-on-one with the Mayor and the Councilman.

 

A lot of exciting things happening in Lucky District 7, and the success of the Broadway Corridor – the spine of our South Denver community – is emblematic of how far we’ve come to make our city a great place to live, work, and play.

Environmental Remediation and Demolition Work Continues at Gates Rubber Factory

Over the last couple of weeks, you may have noticed increased activity on the old Gates Rubber Factory site at I-25 and South Broadway. Gates Rubber is pursuing ongoing environmental remediation, and is now moving to removal of underground storage tanks and the metal buildings that covered them – hence the presence of large equipment currently on-site.

 

Depending on the success and speed of current environmental remediation efforts, Gates may also begin demolition of the most recent building on the site – the square, brick, largely windowless building directly adjacent to South Broadway. More information about the status and timeline of activity at the Gates Rubber Factory demolition will be passed along as it becomes available.

Denver’s 2013 Coordinated Election on November 5thDenver voters can expect to begin receiving their ballot in the mail during the week of October 15 for the November 5th Coordinated Election. The ballot will contain candidates for the Denver School Board in DPS Board Districts 2, 3 and 4, and for one At-Large seat. The ballot will also include a number of state and local ballot questions. Residents can register to vote online until Oct. 28. In addition, after passage of more progressive election laws in the year’s legislative session, voters are now also able to register in person all the way up to Election Day. For more information on how to register to vote, or to make sure your registration is current, please visit the Denver Votes website at www.DenverVotes.org. Remember, this will be an all-mail election so it is imperative that we have your current address.The Elections Division’s Voter Service and Polling Center at its main office, 200 W 14th Avenue, will open on Oct. 21. Seven additional Voter Service and Polling Centers will open around Denver on Oct. 28. All sites will offer drive-through ballot drop-off lanes. Locations are:

Weekday LeafDrops must be in tied or secured bags but weekend LeafDrops can be left untied. Save your plastic trash bags and our time by bringing your leaves in paper yard debris bags which, unlike plastic bags, can be composted with your leaves. Better still, bring your leaves in reusable containers or tarps that we can empty and give back. Click here to find out when and where.

 

IMPORTANT: Leaves can only be dropped off at LeafDrop sites during the designated times. We are trying to keep leaves off the street and out of the landfill. Many people are unaware that depositing a big bag of leaves at an unmanned LeafDrop spot is basically the equivalent of illegal dumping and completely defeats the purpose.

Denver Environmental Health Seeks Applications for Sustainable Neighborhoods ProgramDenver Environmental Health is soliciting applications from sustainably-minded residents and neighborhood organizations for Denver’s Sustainable Neighborhoods Program.  Modeled after the City of Lakewood’s Sustainable Neighborhoods Program, the pilot program is aimed at encouraging Denver’s neighborhoods to design and lead community sustainability projects with the potential of achieving City designation as a Sustainable Neighborhood.Two neighborhoods will be selected to participate in the initial 2014 pilot.  Participating Sustainable Neighborhoods will earn credits for achieving sustainable goals, like offering workshops, initiatives and events such as energy audits, bicycle programs and community gardens.Depending on the credits earned in a given year, neighborhoods can receive designation from the City as a “Participating Sustainable Neighborhood” or an “Outstanding Sustainable Neighborhood.”

A “Learning Community” designation will be offered for those neighborhoods not selected to be in the initial pilot program.   As part of this effort, Denver’s Sustainable Neighborhood Program will offer sustainability speakers, events with local nonprofits about how to design and lead projects, as well as build capacity in their community for taking larger sustainability actions.

This “Learning Community” will help other neighborhoods prepare to participate in future rounds of the Sustainable Neighborhoods Network program.

Denver Seeks Candidates for Immigrant & Refugee CommissionThe City of Denver is seeking qualified candidates for the Denver Immigrant & Refugee Commission. The mission of this board to develop collaborative and partnership potential between Denver’s immigrant and refugee communities and the City & County of Denver and to identify and impact mutual community challenges and opportunities.The Commission has the following powers and duties:

  • Advise the Mayor and the Executive Director of the Agency for Human Rights & Community Partnerships on the issues and opportunities of its respective constituent group.
  • Recommend necessary procedures, programs, local legislation or administrative action and to promote equal rights and opportunity for the people of the city to the Executive Director.
  • Develop and present goals and objectives of the commission to the Executive Director and the Advisory Board annually.

The Commission seeks individuals who are committed to representing their community AND working collaboratively with other immigrant and refugee communities and commissions toward common goals.

 

Commissioner expectations:

  • Either live or work within the City and County of Denver
  • Serve a 2-year term (Commissioners may serve for a total of up to 6 years or 3 terms)
  • Serve without compensation – this is a volunteer Commission
  • Attend All Commission Meetings: Commissioners may be considered for removal if absent for 3 or more official meetings (this is not inclusive of events).
  • Represent the commission at community events and engage the constituents in both problem identification and problem solving.
  • Attend a monthly 2-hour meeting and an annual strategic planning retreat.
  • Attend additional meetings or events as determined by the Commission.
  • Attend the annual Commission Partnership Day  – typically in April
  • Attend the annual Diversity Awards Event – typically in October
  • Attend a New Commissioner Orientation.
  • Participate in collaborative initiatives with other commissioners.

Mayor Hancock and Industry Denver Break Ground on Transformational Project for Brighton Boulevard

DENVER – Mayor Michael B. Hancock, Industry Denver, Dist. 9 City Councilwoman Judy Montero and Economic Development Executive Director Paul Washington today broke ground on a 120,000-square-foot project that will provide flexible, high-demand shared office space for 350 to 400 tech and creative sector workers.

Paired with over 250 affordable and market rate housing units and three restaurants, the 9-acre development along Brighton Boulevard will become a transformational project that will reconnect the neighborhood with downtown and the South Platte River.

“This smart development embodies the ingenuity that is driving Denver’s economy forward,” Mayor Hancock said. “Industry will be catalytic to major investment along this corridor and will draw new businesses, residents and customers to River North, a key area in what we call the North Denver Cornerstone Collaborative.”

Located at 3001 Brighton Boulevard, Industry is a multiphase development that will capitalize on the community’s character, assets and potential. The first phase – the shared space for small and early-stage businesses – is projected to reach completion in early 2014.

“Like the Battery 621 development, Industry is an integrated place where residents and businesses alike can share and thrive together,” founder Jason Winkler said. “The business center will provide beginning companies and individuals who have similar corporate cultures the perfect environment to build on high-growth concepts and ideas.”

Industry Denver is also working with the Greenway Foundation to activate the South Platte River adjacent to the project.  Residents of the market and workforce housing as well as employees will be linked to improved biking, trails, parks and riverways. The development will also offer community spaces for business and neighborhood connections.

Mayor Hancock and the Denver Office of Economic Development (OED) have identified Brighton Boulevard and the South Platte as key areas for commercial and residential development within Denver. OED has committed a $1 million loan to spur the project with a 5-year payback period, which fulfills a goal within the 2013 JumpStart plan.

“Our goal in 2013 was to foster and partner in the development of new business innovation centers and encourage catalytic development,” Paul Washington said. “Our work with the Industry Denver team evolved to match many of our priorities, which made our investment obvious and strategic.”

Industry is one of three projects along Brighton Boulevard that indicate positive growth uplifting this historically overlooked area of the city. In the past month, The Source, a European-style artisan market, opened at 3350 Brighton Blvd. Denver City Council has also approved zoning for Great Divide Brewing, a Denver-grown brewery, to triple its operations.

“We are proud to partner with these visionaries – from Industry Denver to TAXI and Zeppelin Development – aDenver Brighton Blvd Project | See more picturess we all work to define Denver’s post-recession economic future,” Mayor Hancock said. “Together we will make Denver the capital of small business and startup commerce, the hub of the ideas economy. These developments, which the city sees as the first of many in this region in the coming years, are part of our broader vision for the Corridor of Opportunity, a 23-mile corridor linking Denver Union Station to DIA, that will help drive Denver’s continued job growth.”
