9News Photo Of The Federal Center Land That Could Be Used For The New Lakewood Development

LAKEWOOD – It could be the biggest development for the City of Lakewood since Belmar.

The city council is set to vote Monday evening on a negotiated exchange proposal that would give Lakewood 59 acres of land in exchange for construction services on the Federal Center campus, near Union Boulevard and West 6th Avenue.

The plot of land was appraised at $25 million. And that’s how much the city of Lakewood would spend to work on the Federal Center campus per the deal.

Specifically, the city would build a new lab for the Food and Drug Administration and U.S. Geological Survey to replace the existing one. Once this is done, the city would own the land.

Funding for the project would come from refinancing a lease-purchase agreement, as well as Lakewood’s existing savings account.

According to Lakewood Mayor Bob Murphy, once the city obtains the land, it will sell parcels to the private sector with the city council’s guidance. The neighborhood authority, meanwhile, will determine what works best in specific areas.

September Ends A Strong 3rd Quarter

DENVER – October 5, 2015 –According to REcolorado, Colorado’s largest MLS and the provider of REcolorado.com, the housing market in the Denver metro and surrounding area continued its cooling trend in September. As inventory levels and prices remain steady, the market is seeing a slow shift to one that is more pleasing to the buyer.

With 9,051 active listings on the market, September’s inventory of available homes for sale was down one percent month over month but, was two percent higher than this time last year. Inventory levels held steady thanks to sellers bringing 6,314 new listings to the market, nine percent less than last month but 18 percent more than September 2014.

Inventory levels remained at 8 weeks in September, higher as compared to the summer months where we saw weeks of inventory as low as 5 weeks, but still well below the national average of approximately 12 weeks.

“The Denver area housing market remains among the hottest in the country,” said Kirby Slunaker, president and CEO of REcolorado. “Sellers continue to bring new listings to the market, holding inventory levels steady and benefiting buyers who are enjoying greater selection and moderating prices.”

After peaking at $374,890 in May, September brought a fourth consecutive month where average sold prices saw a slight decrease. The average sold price for a single family home in September was $353,197, down three percent from last month. Denver area home prices remain strong, up12 percent year over year.

September also brought a seasonal downtick in the pace of home sales. Month over month, the sale of new homes was down 5 percent, and there was a six percent decrease year over year.

The amount of time a Denver area home stayed on the market inched up once again in September. The average days on market was 24 days, a three day increase as compared to last month, but seven days less than last year.

Third Quarter in Review

The housing market for the Denver metro and surrounding area has many similarities compared to last year, but compared to the third quarter just five years ago, it looks much different.

Denver Real Estate News
Denver’s tight inventory levels continued throughout the third quarter of 2015. Compared to the third quarter of 2014, the number of available homes on the market shows little difference. However, a 2010 to 2015 comparison of third quarter inventory levels shows a 61 percent decrease in homes on the market. In 2010, there was 34 weeks of inventory, compared to just an average of eight during the third quarter of 2015.

Home Sales during the third quarter of 2015 averaged 5,239 per month, which is 69 percent higher than the monthly average for the third quarter of 2010.

At a monthly average of $360,828, the average sale price for the third quarter of 2015 is 35 percent higher than the monthly average of $266,467 seen in 2010. Compared to the third quarter of last year, the average home price increased 9 percent.

“The Denver area housing market is much stronger than it was just 5 years ago, keeping pace with the area’s solid economic performance,” said Slunaker. “With demand remaining strong, I anticipate the steady growth we saw during the third quarter of this year to continue.”

Denver Flat Fee Realtor Review: Whittier NeighborhoodA brief real estate review of my listing and sale in the Whittier neighborhood. When I met with the seller of 3050 Marion St in the Whittier Neighborhood in Denver I was very excited to see such a beautiful home. The seller had some amazing upgrades that would definitely cause many people to fall in love with the home. And the home was immaculately maintained. However a previous listing listed this as a 3 bedroom home and it was only 2 bedrooms. And with a list price of $475,000 it was priced at $373 per square foot which was much higher than other similar square footage Whittier Neighborhood homes that had sold at an average of $277 per square foot. But this Whittier neighborhood home lies in the far northeast corner of the neighborhood. A location that is undesirable to some but closer to the new commuter rail going in at 38th and closer to the highly sought after Curtis Park neighborhood. Curtis Park had no recent comparable, similar sales, and therefore was not represented in the analysis of $277 per square foot. In the end the home sold for $409,000 or $321 per square, more than any other 2 bedroom Whittier neighborhood home had sold for.

Additionally the seller saved $6,452 using my flat fee realtor services. For my $5,000 flat fee real estate listing services they still received full service marketing the property with professional photography and flyers, full service organizing showings and negotiating with prospective buyers, and full service during the escrow process.

Stephen-griffinI just closed my first deal with Stephen Griffin. I am a real estate agent. We had a mutual client. I was not familiar with Stephen before I met him. I had to first list my client’s home before we even begun the search process. Stephen knew that his role in this process was a long ways off, but he still reached out to me immediately. He made himself a partner in the our mutual client’s success from the start. He reached out multiple times before the client’s home was listed and he even helped me hold the home open. When the home was sold and we were searching for homes, Stephen had lender letters to me in only moments whenever I wanted to make an offer. He called listing agents, and made an amazing impression for our mutual client. And once we were under contract, he kept me updated throughout the process and met all deadlines. We had a happy closing and a happy client, and I was happy to have had such a fantastic partner. I would highly recommend Stephen to any real estate agent or home buyer. And listing agents should be confident with any home buyer using Stephen to get a loan.
