Evaluating a Denver Home Purchase for Investors using ARV

I am refining my home evaluation system for investors using ARV (After Repair Value) . Investors do not have time to visit every home of interest, and they can not make 100 low ball offers seeing what sticks. Everybody sees through this strategy and the offers are not even considered. Using the inspection to determine the real value of the home and renegotiate the contract has become transparent and agents will make it very difficult to do. I provide a complete preliminary home evaluation for investors before they make an offer.

I create blog for homes of interest that contains the following of Denver Home Investors:

  • a video walk through of the home
  • recent comparable home sales
  • price per square foot analysis
  • opinion of ARV (after repair value)

From this the investor can estimate repairs and back into the best possible purchase offer that makes them competitive for the home without a need to dramatically renegotiate the contract at inspection with a low likelihood of success.

Denver Realtor Reviews Morrison Homes For Sale 4361 S Wright PriceNew carpet. Parquet on the entryway. Hardwood floors in the kitchen. Wood colored laminate countertops in the kitchen. Cabinets look in good shape. Ceiling fan in the kitchen. Mirror tiles in the dining room wall. Linoleum floor tiles in both bathrooms. Tile work around bathtub and  around shower in both bathrooms in very good shape. Popcorn ceiling is both upstairs and down. Nice addition on the back of the house. Garage is one car but has a ton of storage space. Wood burning stove in the lower level. Wood paneling on most of the walls in the lower level that has been painted. Air conditioner looks old. There is a vertical crack visible in the foundation on the outside of the house in the backyard. Mostly older windows but there are a few newer windows in the front upper bedroom and upper living room. Possible water damage on the lower level ceiling next to the garage. Really great landscaping. Inspector will know more but the roof looks good.

We visited Denver neighborhoods like the LoHi neighborhood with nearby dining, the Sloan’s Lake neighborhood with nearby parks, the Baker neighborhood with nearby nightlife, and the Cole neighborhood with nearby lightrail and rail to the airport were selected.

Big one car garage in the back. Nice exposed brick in the living room. You have to walk through the bedroom to get to the garage. Nice high ceilings. Tile countertops but fairly updated kitchen.

Kitchen is is small but they have managed to create a lot of countertop space And Cabinet room. The countertops are not the highest end. Hardwood floors throughout. 2 bedrooms have access to the bathroom in between them. Some older Windows some newer windows. Old fireplace that probably is not functional. Basement laundry. A basement bedroom with some exposed brick. 26th is a pretty busy Street. There is a bus stop right in front of the house. Garage and the car pad has room for at least two vehicles off-street. Yard is Big with a shed. Big back yard deck.

Dark hardwood floors. 10 foot ceilings. Exposed brick in the living room. Newer windows. Chrome Hardware. Old style flooring in the bathroom with a clawfoot tub. Nice grey cabinets with a white quartz countertop in the kitchen and a copy for the microwave in the kitchen. Cabinets are soft close. Countertop to.ceiling backsplash behind the stove and sink. Refrigerator sticks out a little far for the sink in the kitchen. Washer and dryer hook up in the back add on. Utilities and seller with some space for storage. Able to see the better part of the crawlspace. Lower-level had something of a moist odor to it.

Nice brick wall the entire length of the home. Good size backyard. Laundry is in the very back. One negative is that you have to walk through the back bedroom in order to get to the back door. Finishes are not as high and as Cherokees what does have granite tile countertops and stainless steel appliances. Living area feels big enough to have a dining room and TV / sitting area should be pretty functional for furniture.

Brick appears to be covered by stucco. York Road noise is loud. Side entry. Wood floors are in decent shape but need to be refinished. Very spacious living room dining room and kitchen. Kitchen layout is not ideal but useful. Nice big bedrooms. Bigger bathroom. Lots of basement storage. Laundry in basement. Fireplace looks functional. Gigantic mechanic’s garage. Big yard with chicken coop and gardening boxes.

Front bedroom feels a little bit small back bedroom seems a little bit bigger but not big. Nice would work around the dining room windows. Building cubby in the dining room. Backyard is large. There is a parking pad in the backyard that has a remote control gate possibly. Home has good curb appeal with a wrought iron fence in the front. Spacious cellar.

Hardwood floors. Nice finish on the kitchen with quartz countertops and dark cabinets. Good cabinet space. Stainless steel appliances. Newer windows. No dining room in the living room seems a little bit tiny not a lot of room for furniture. Barn door on bedroom very cool. Bedroom seems decent size. Laundry hookups and back bathroom. Bathroom has nice finishes. Fairly large backyard with Rock and concrete. Good parking pad for two to three vehicles. 38th is a  same major road with lots of traffic and noise.

The average price for a home in Denver was $400,524 at the end of August 2016. The median price for a home in Denver was $350,000 at the end of August 2016. Sales volume in August was just under $2.347 billion. There were 5,861 real transactions in August 2016. There is approximately 1.621 months of real estate inventory in and around Denver. There were 9,498 real estate listings in and around Denver at the end of August 2016. The average days on market for real estate listings in and around Denver was 23 days for August. And the median days on market was 8.

These Denver real estate market statistics are from the Denver MLS (REColorado.com) . They reflect real estate sales data for the end of July 2016. They do not reflect real estate sales that occurred off market or outside of the Denver MLS.

 


The average home price in Metro Denver, Colorado

The average home price in Metro Denver is up almost 11% Year Over Year from $361,212 in August 2015 to $400,524 in August 2016. The average home price in Metro Denver is down almost 1.2% Month Over Month from $405,423 in July 2016. This is the 2nd strait month of decline but this matches the previous year’s pattern.

The median home price in Metro Denver, Colorado

The median home price in Metro Denver is up almost 12% Year Over Year from $312,750 in August 2015 to $350,000 in August 2016. The median home price in Metro Denver is equal to the median home price in July 2016.

Metro Denver real estate sales volume

Metro Denver real estate sales volume went up(!) 1.6% month over month to $2.347 billion pausing the traditional seasonal slowdown and was 11.5% higher than the $2.104 billion in sales in August of 2015.

Number of Metro Denver real estate sales

There were 5,861 metro Denver real estate sales in August 2016, almost 0.68% more than August 2015 and 2.8% more than July 2016. The increase in sales in August may be something of a rebound from the dramatic decrease in July. I also pulled a new statistic which may be interesting over time to see the number of sales at various price ranges.

Number of Metro Denver real estate listings inventory

At the end of August 2016 there were 9,498 Denver real estate listings which is about 4% less than the 9,894 listings at the end of July 2016 and 9.4% less than the 10,389 listings at the end of August 2015. This is a significant decrease in homes available for sale from the prior year, but less than the decrease in the number of home sales. The market remains very tight but is also slowing down on the buyer side. It seems to be following seasonal trends and we should see a significant decrease in November.

Average days on market for a Metro Denver, Colorado home for sale

At 23 days the average days on market for Denver real estate is 3 days longer than July 2016 and is 1 day longer than August 2015. This is dramatically below previous years averages and with the decrease in inventory will not change significantly in the coming months. This seems like more of the same, inventory that seems like it may be as low as it can go, leaving buyers with not a lot to choose from.

Denver Realtor Reviews How Radon Mitigation Is Like A Juice BoxRadon comes into the house due to the difference in pressure between the inside of the house and the outside of the house.  The house works like a vacuum sucking radon out of the ground beneath it.

1 in 15 homes will have elevated radon across the US. However, when you are in a state like Colorado it will be higher than that.  Estimates for the Denver Metro Area are between 75% to 85% of homes have elevated radon.  

So when you test the home and it is above 4 pCi/L (EPA says action then but recommends anything above 2.7 pCi/L) it is time to set up a Denver radon mitigation system.

On Radon-I-Nator’s Website (http://radoninatorllc.com/) there is a 4:40 RadonAway Informational Video that gives you a quick overview of how the radon enters the house, can injure you, and how a system might be set up.  

Denver Realtor Reviews Radon Level AwarenessWhen doing radon mitigation the mitigator is setting up so that the radon is predominately sealed under the slab or under the crawlspace or a combination of the above (or even in cinder block walls).   Then they create a suction that takes it up above the roofline (away from windows, doors, etc.) and vents the gas (remember gas rises) so that it continues up into the atmosphere.  They are getting it away from the living areas and controlling radon pathways into the home.

Below are the two most common illustrations of a Denver radon mitigation system in an existing house.  

Please note that sealing alone will not solve the radon issue.  It can improve the overall quality but is not be a standalone solution.  

Each house is unique and an experienced mitigator can spot and work with the things that are part of the distinctiveness of the house.

 Denver Radon Mitigation System Crawlspace Membrane DepressurizationDenver Radon Mitigation System Diagram

There are many EPA protocols that must be followed in order for the system to work, stay working and create a safe environment for the people living there.  Here a just a few:

  • Properly sealed and lapped crawl space membranes
  • PVC pipe (NEVER downspout piping)
  • Pipes supported:  6’ on horizontal runs, 8’ on vertical runs, and on structural members
  • Fans must be outside and above conditioned space and wired to code
  • Properly vented  10 feet away from any opening into condition space and at least 2 feet above it
  • Properly sloped pipe to allow condensation to drain away
  • Proper codes followed including for FIRE if going through a fire wall
  • Appropriate caulk used to seal sump covers
  • A U-Tube to mark the operating point
  • Labels with things like the installer’s information

Remember the mitigator is creating a house vacuum with the amount of suction force exerted on the soil.  He is creating a “juice box” to seal and suction the radon up and out of the home.  The mitigator is sucking up the radon and venting it out the top away from the living spaces.  The system is changing the amount of air in the home and thereby possibly saving the lives of the people living in that home.

What was the average home price in the Bible Park Neighborhood as of August 2016?

The average home price was $432,143 at the end of August 2015 and has dropped to $410,177 at the end of August 2016 for the Bible Park Neighborhood, which is 5% less. This is also a 12% decrease from the 20 month high of $466,891 at the end of July 2016. The Bible Park Neighborhood has a wide variety of housing and not a lot of sales per month which can cause a lot of variation from month to month. I find the annual average 8 months into 2016 to be much more indicative of the changes. The average sales price for all of 2016 is $434,701, while the average sales price for all of 2015 is $404,697 which is a 7.4% increase.
