Metro Denver real estate sales volume went down 10% month over month to $2.266 billion continuing the traditional seasonal slowdown and was 24.3% higher than the $1.823 billion in sales in September of 2015.

There were 5,604 metro Denver real estate sales in September 2016, almost 9% more than September 2015 and 8.7% less than August 2016. The decrease in sales in September seems to follow the normal seasonal trajectory that was not present the prior month. I also modified my new statistic which may be interesting over time to see the number of sales at various price ranges, for the current month only.

Number of Metro Denver real estate listings inventory

 

At the end of September 2016 there were 6,502 Denver real estate listings which is about 8% less than the 7,087 listings at the end of August 2016 and 12.9% more than the 5,757 listings at the end of September 2015. This is a significant increase in homes available for sale from the prior year, and the seasonal decrease appears to follow seasonal trends. The market remains very tight but is also slowing down on the buyer side. It seems to be following seasonal trends and we should see a significant decrease in November.

At 26 days the average days on market for Denver real estate is 2 days longer than August 2016 and is 5 days longer than September 2015. The increase in days on market combined with the increase in inventory follows season trends but seems to also be indicating a slowing of the market.

Prices are decreasing along seasonal norms. Inventory is increasing along seasonal norms, although it remains historically low. Anecdotally, agents feel like the market is slowing more than seasonally. And winter my be much more friendly to buyers than it was last year.

Vaulted ceilings with popcorn texturing. Laminate floors which appear to be in fair to good condition. The back door latch does not seem to work so they have put a bar on in the track below. Ceiling fan in the dining room. Dining room seems to be big enough for a table. There is a cabinet door missing underneath the kitchen sink. Laminate countertops look a little bit rough in the kitchen. There is an attic fan. No door knob on the man door to the garage. Fireplace in the lower level is wood burning even though my video said it is gas. There is a blower on it which is nice for getting the heat into the house. Lower-level bedroom feels small. You would need to mount the mirror in the lower-level bathroom. Linoleum in the lower-level bathroom is in poor condition. But the shower even though it appears that some of the tile has been painted is in fair to good condition. Garage is big with room for storage on the end. There is a man door from the garage to the backyard. There is some discoloration of the ceilings in the lower level. Hard to tell if it is dirt or other damage. Inspector would be able to tell you more. The outlet covers are white but the outlets and sells or cream-colored. There is discoloration around the vents in the ceiling of the lower level. Laminate floors in the lower level appear to be in fair condition. Garage door opener did not open garage door in garage. There is a railing missing on the lower level stairs that could cause issues with an FHA appraiser.

My favorite comparable sale that suggests that 16278 Orchard Grass Ln is competitively priced is 8660 Bluegrass Cir which is similarly sized and sold for $213 per square foot and $309,900 . If 16278 Orchard Grass Ln was $213 per square foot it would cost $284,568.

Basement is pretty rough. You would have to redo the basement bathroom have to do some tear out of the ceiling work and maybe would have to rearrange the bedrooms. I think you would have a lot of demo to do in the basement. Main levels pretty nice when you have a ton to do on the main level but would need to do the kitchen with new cabinets countertops and appliances. Since there’s only two bedrooms on the main floor you would definitely need to add an egress window in the basement. Home needs all new windows. Brick exterior is nice and location is really nice.

I am sure that the highest price per square foot of $168 per square foot could be match, but I think it could be beat. At $168 per square foot the price would be $275,856. I think this grossly under estimates the value of this home. I think this home could sell for at least $300,000. In my opinion the ARV – After Repair Value is at least $300,000, but I am having a hard time justifying it.

Unfinished basement. Back patio between garage and home. Would need to remove white carpet at least from the dining room. Juniper bushes in back porch area take away from usable space for pets.

Decent tile backsplash in the kitchen. Vaulted ceilings in the kitchen and living room. Upper level has 2 large bedrooms with good closet space overlooking the pool in tennis courts. Upper-level bathroom has nice finishes with an updated vanity in tile floors. Newer Windows throughout. Lower level has a separate living room and a third bedroom with a three fourths bathroom. Even though it’s an end unit there are no windows on the side without a neighbor. There was no storage. Neighborhood felt claustrophobic and uniform and Bland.

In my opinion there is nothing worse for the pictures of the house than snowy, icy home pictures. Trees are barren. Yards are dormant. Skies are gray. In the winter I overcome this by having one of my first pictures be an interior picture rather than an exterior picture.
