In order to derive comparable homes that sold like 1540 S Yates I searched for homes that sold within the last 120 days that did not appear to have a garage, had 2 bathrooms, and between 1244-2044 finished and total square feet. The average price per total square foot is $185 of the sold properties while 1540 S Yates is $182 per total square foot. The average price per finished square foot of the sold properties is $192 while 1540 S Yates is $182. The average price of the sold price is $281,810 of the comparable houses and the high is $295,000. 1540 S Yates is less on 2 important price per square foot measures, but is more costly than the average for the neighborhood on total price. I think the appraiser will find this acceptable because 2 bathrooms and all the bedrooms are on the main level and the finishes are all top of the line.

Roof looks old. Landscaping needed. Hardwood floors. Exterior very rough. Original windows. Very good layout. Wood burning fireplace. Kitchen needs total redo. 2 bathrooms on the main floor. Master suite. 2 car garage. Big, overly deap garage. Nice front door. Big bedrooms. Big closets. Very close to Bear Creek Park. All new appliances needed. Big yard. Storage shed built off the back of the house. Utility sink in the laundry area. Looks like water has been in the basement. Basement bathroom already exists with plumbing.

The average price per total square foot of these similar homes that sold is $146 per square foot. The average sold price is $383,833. I think a hard money lender would have no reservations using an ARV of $383,833. If this home was priced at $146 per square foot it would be $461,526. Because of this homes superior size, if the whole home was renovated, I am fairly confident in an actual ARV of $425,000.

Below you will find a net sheet if you used my flat fee Denver real estate model to sell this investor home idea in the Bear Valley neighborhood for $425,000 or $400,000.

Roof looks newer. Kitchen is not updated but is clean and functional. Ceiling fans in 4 rooms on the main floor. Wood floors in great shape. Newer windows. Planter window off of the kitchen. Nicely updated bathrooms with newer tile around the showers. Black brick has great curb appeal. Big shed in back yard. Laundry room. Yard totally fenced. Have to walk through odd room in basement to get to living room and then 3rd bedroom.

It must be noted that all the comparable homes have garages while 1785 S Dudley does not have a garage. The average price per total square foot of the comparable properties is $185 per square foot while the price per square foot of 1785 S Dudley is $175. The average sale price of comparable homes in the Cloverdale West neighborhood is $318,500. If 1785 S Dudley was priced at $185 per square foot it would be priced $317,090. At the current price the home is adequately lower for not having a garage, in my opinion.
