The Athmar Park Denver neighborhood contains a beautiful park, Huston Lake Park, in the center of the neighborhood. Huston Lake Park is virtually unknown to the rest of Denver. It is a beautiful, unbroken trail around the lake with pristine mountain views. South Platte River Denver Neighborhoods: Ruby HillThe Ruby Hill Denver neighborhood is south of the Athmar Park Denver neighborhood. It is bordered by W Mississippi Ave on the north, S Federal Blvd on the west, S Platte River Dr on the east, and W Evans Ave on the south. Formally referred to as the Gates neighborhood, this neighborhood is named after the park by the same name. Ruby Hill Park gets it’s name from it’s ruby red soil. Ruby Hill is the second highest point in Denver county and was an early lookout point for Native Americans. Ruby Hill Park contains some of the best 360 degree views of the metro Denver area. The 100th Urban Garden is on top of Ruby Hill Park. There is a master plan to transform Ruby Hill Park into one of the premier parks in the city. And the Levitt Foundation has plans for an amphitheater in the bowl that will include 50 free, family friendly concerts every year. Ruby Hill Park is also one the most frequented sledding hills in Denver. Winter Park Resorts makes snow at the park in the winter and offer free snowboard and ski rentals for kids to learn on their terrain park. The Sanderson Gulch Trail runs through the neighborhood, providing one of the best access points to the South Platte River trail in the city. Also included in the confines of the Ruby Hill neighborhood is the Athmar Rec Center.

South Platte River Denver Neighborhoods: Overland ParkThe Overland Park Denver neighborhood is a choice pocket on the east side of the South Platte River. The number of parks per acre must be one of the highest in the city. The neighborhood contains the oldest golf course in Denver, Overland Golf Course. Aqua Golf and Overland Pond Park are to the north of the Golf Course .There are 2 other parks within the neighborhood boundaries: Paquini’s Landing & Grant Frontier Park. Additionally. The entire neighborhood is under 1 mile from the Evans lightrail station. Combined with South Platte River Trail access and lightrail access, this neighborhood is very friendly to fans of alternative transportation.  And the recent transformation of South Broadway provides more walk-ability, entertainment, and quality of life improvements to this area.

While Bible Park is not the official Denver Neighborhood name, it is the most recognized descriptor of the official Hampden Denver Neighborhood on the south side of James A. Bible Park, Goldsmith Denver Neighborhood on the north side of James A. Bible Park, Holly Hills Denver Neighborhood and the Denver subdivision Hutchinson Hills.

The Bible Park Denver Neighborhood is a walker’s, biker’s, & park lover’s dream. James A. Bible Park is a 70+ acre Park in the southeast Denver neighborhood. It is Goldsmith Gulch in the Bible Park Denver Neighborhoodsurrounded on 3 sides by the High Line Canal. Goldsmith Gulch passes through the center of the park and is lined by natural vegetation. There are lighted tennis courts on the east side of the park. Baseball fields with bathrooms and the parking lot are on the north side of the park. The Goldsmith Gulch & Trail along with the High Line Canal pass  through the Bible Park Denver Neighborhood north of E Yale Ave. And the Cherry Creek Trail to downtown Denver passes less than a mile to the north of the Bible Park Denver Neighborhood.

The Bible Park Denver Neighborhood is very walkable. Much of the Bible Park Denver High Line Canal in The Bible Park Denver NeighborhoodNeighborhood is less than a mile away from RTD Lightrail stations at I-25 & E Yale Ave and the Southmoor stations south of E Hampden Ave and I-25. There are major RTD bus lines along E Yale Ave & E Hampden Ave providing easy access to RTD Lightrail stations.

Local amenities around the Bible Park Denver Neighborhood include shopping and restaurants at Tamarac Square & Tiffany Plaza. There is a fairly new mixed use apartments and shopping compex close to the Continental Movie Theater at Hampden & I-25. In addition to the plentiful amenities along Hampden there is a new mixed use development on the north west side of Locust & Hampden.

Extension Cord Safety

You should view extension cords as a necessary evil. Avoid using them. If you must use an extension cord, use a heavy duty cord with a sturdy plug and outlet. Make sure the cord is in good condition. Denver Home Inspector: Extension Cord Safety

Some basic rules:
Never run an extension cord through a doorway where it could get damaged.
Never run an extension cord under a rug where it can’t be seen and could overheat.
Never run a cord where it could present a trip hazard.
Never use two extension cords end to end – you just double the risk.
Never use a cord with exposed wires or a loose plug or outlet.
Never cut or modify the cord or connectors.
For appliances like washing machines, toasters or hair dryers, don’t use an extension cord, period. Have an electrician install an outlet near the appliance so a cord is not needed. These appliances use lots of energy and can overheat an extension cord.

All permanently installed appliances – a garage door operator or sump pump, for example – must have an electrical outlet nearby so an extension cord is not needed.

Whether you want to make your home more attractive to prospective buyers or you just want to add some extra oomph to your space, these small “face-lift” projects will make your kitchen stylish again without dipping into your savings.

Change the dishwasher panel.

If your dishwasher’s exterior has seen better days, but it still cleans dishes just fine, you’ll save a ton of money and brighten the entire kitchen by changing its front panel.

Visit your local hardware store or hop online and check out some options – you’ll bling out your dishwasher for a fraction of the cost of a full replacement!

Update the backsplash.

Your backsplash is the panel behind your sink or stove that protects the wall from splashes (hence the name).

The beauty of this spot is that it’s usually not very big!

That means that the tile-count for a redesign project will be way lower than if you decided to update your countertop or floor.

Switch the lights.

Everything looks better in the right lighting.

If you’re eating spaghetti dinners under the harsh intensity of fluorescent lighting, switching to a few dimmable pendant lights will open up a whole new world of lighting warmth.

Tip: For a super cost-effective change, switch up your under-cabinet lighting.

Paint the cabinets.

A cabinet paint job is basically like a haircut for your kitchen – it makes it look fresh and clean!

Tip: If your kitchen is small, paint your cabinets a light color to make them appear larger.

Change the hardware.

Rusty or old handles in the kitchen definitely makes things look a little dated.

For less than the cost of a nice dinner on the town ($30 for 25 handles) you can buy a slew of modern door handles – put ‘em on and enjoy the shine next time you grab a fork or spoon.

Ditch the doors.

“Naked” pantries and cabinets are all the rage these days, so jump on the bandwagon by removing the doors and hardware associated with them.

Tip: Add a pop of color by painting the shelves or cabinets inside your pantry. Without the doors, the color will shine through!

Upgrade your walls.

Nothing dates a kitchen faster than peeling paint or wallpaper.

Give your walls a new color or pattern to brighten up the space – just make sure the new color works with your cabinets.

Tip: Avoid painting your kitchen blue, because it’s a natural appetite suppressant.

How long does it take to buy a house?

  • After finding a home and coming to an agreement on terms with the Seller, it typically takes between 30 & 45 days to complete the transaction.

What a is lender pre-qualification letter, when do I need it, and why do I need it?

  • A pre-qualification letter is provided by a Lender after an initial credit and income check, providing the Buyer with the maximum amount they can borrow to purchase a home.

  • A pre-qualification is needed prior to being shown homes by your Realtor

  • A pre-qualification letter is needed to prove to Sellers that you are qualified to purchase a desired home, and to ensure you are looking at relevant properties.

What is earnest money?

  • Earnest money is typically 1% of the purchase price.

  • Earnest money is held in escrow as collateral during the purchase process.

  • Earnest money will be credited as part of the down payment at closing.

What expenses will I have other than closing costs and the downpayment?

  • Depending on square footage and types of inspections the Buyer chooses, will determine this out of pocket expense.
