Using my investment  property resource at http://denverhomesales.info/investor-resource/ I made the following determination. Using the zestimate of rent from Zillow of $1,250 and assuming 10% management along with $100/month in repairs I calculate a yearly cash flow of $672.

Pros
– BIG!
– Functional basement with bedroom and bathroom
– Decent finishes.
– Car port with entry to back yard and back of house
– Close to future Florida light rail station
Cons
– Some sloping on main level and in basement
– Faint animal oder that reminds me of when animals did damage to my townhouse and we tried to cover it up with new carpet and paint
– Only entrance to complex is on south side which makes walking to new light rail station annoying
– Ice buildup by front door
– Front door walks out to storage complex
The price analysis shows an average price per square foot of $145 and this unit has a price per square foot of $152. This seems in line with the market. All the other similar sales are similar models with a maybe a different basement finish that makes the bedroom less odd with the laundry.
