Cooling Continues for Denver Area Housing Market

September Ends A Strong 3rd Quarter

DENVER – October 5, 2015 –According to REcolorado, Colorado’s largest MLS and the provider of REcolorado.com, the housing market in the Denver metro and surrounding area continued its cooling trend in September. As inventory levels and prices remain steady, the market is seeing a slow shift to one that is more pleasing to the buyer.

With 9,051 active listings on the market, September’s inventory of available homes for sale was down one percent month over month but, was two percent higher than this time last year. Inventory levels held steady thanks to sellers bringing 6,314 new listings to the market, nine percent less than last month but 18 percent more than September 2014.

Inventory levels remained at 8 weeks in September, higher as compared to the summer months where we saw weeks of inventory as low as 5 weeks, but still well below the national average of approximately 12 weeks.

“The Denver area housing market remains among the hottest in the country,” said Kirby Slunaker, president and CEO of REcolorado. “Sellers continue to bring new listings to the market, holding inventory levels steady and benefiting buyers who are enjoying greater selection and moderating prices.”

After peaking at $374,890 in May, September brought a fourth consecutive month where average sold prices saw a slight decrease. The average sold price for a single family home in September was $353,197, down three percent from last month. Denver area home prices remain strong, up12 percent year over year.

September also brought a seasonal downtick in the pace of home sales. Month over month, the sale of new homes was down 5 percent, and there was a six percent decrease year over year.

The amount of time a Denver area home stayed on the market inched up once again in September. The average days on market was 24 days, a three day increase as compared to last month, but seven days less than last year.

Third Quarter in Review

The housing market for the Denver metro and surrounding area has many similarities compared to last year, but compared to the third quarter just five years ago, it looks much different.

Denver Real Estate News
Denver’s tight inventory levels continued throughout the third quarter of 2015. Compared to the third quarter of 2014, the number of available homes on the market shows little difference. However, a 2010 to 2015 comparison of third quarter inventory levels shows a 61 percent decrease in homes on the market. In 2010, there was 34 weeks of inventory, compared to just an average of eight during the third quarter of 2015.

Home Sales during the third quarter of 2015 averaged 5,239 per month, which is 69 percent higher than the monthly average for the third quarter of 2010.

At a monthly average of $360,828, the average sale price for the third quarter of 2015 is 35 percent higher than the monthly average of $266,467 seen in 2010. Compared to the third quarter of last year, the average home price increased 9 percent.

“The Denver area housing market is much stronger than it was just 5 years ago, keeping pace with the area’s solid economic performance,” said Slunaker. “With demand remaining strong, I anticipate the steady growth we saw during the third quarter of this year to continue.”

Sunnyside Neighborhood Redevelopment Cobblers Corner

Cobbler’s Corner is a new neighborhood-scale commercial adaptive reuse and infill project, located at 2436 W. 44th Avenue (44th and Alcott). The project is being developed by place-maker Paul Tamburello’s Generator Development, the group behind the restoration of several LoHi buildings. The project includes the restoration of a 5,200 square foot building as well as the addition of two buildings adding approximately 9,000 square feet replacing the parking lot. When finished, the project will include space for two restaurants, five retail bays, and two live-work studios. The original building most recently housed the Germinal Stage Theater; however, this redevelopment will bring it more in line with its original use as a neighborhood retail location in the late 1920s.

Denver Real Estate News - Stapleton NeighborhoodA hybrid urban-suburban, lawn-free mecca for strollers and minivans, Stapleton can hardly be contained as developers push south — and north, too. And maybe that’s a good thing, as the airport-turned-neighborhood has set the bar high in its first 15 years.

“There aren’t many projects the size and scope of Stapleton, and what we’re doing here is a big deal — even for Forest City, a major developer in Chicago, New York and San Francisco,” says Tom Gleason, Vice President for Public Relations at Forest City Stapleton, the subsidiary of Forest City Enterprises, a more than 90-year-old family-owned firm headquartered in Cleveland.

When Forest City acquired the land, there were zero residents; today, Stapleton boasts nearly 20,000. “A number of things came together to really transform the property,” Gleason begins.

“The idea,” she adds, “is that they connect people. In the suburbs, it’s usually wide streets and big backyards, and people drive right into their garages and don’t have to interact with their neighbors.”

The Denver Business Journal posted the following article about the recent plans unveiled for Levitt Pavilion in Ruby Hill Park.

Levitt Pavilion - Ruby Hill DenverBackers of a proposed venue for free outdoor concerts in south Denver have unveiled design renderings and a site plan for the project.Levitt Pavilion - Ruby Hill Denver
Plans call for Levitt Pavilion Denver, a 7,500-capacity amphitheater, to open in July 2017 at Ruby Hill Park, located along the South Platte River between West Florida and West Jewell avenues across the river from Overland Golf Course.
It’s expected the venue will host 50 free concerts a year, plus possibly additional shows scheduled by outside promotersand private events.
Design renderings by Studiotrope Design Collective — which was selected as architect earlier this year by a design review committee — show a structure of sharp angles in a grassy bowl backed by a line of trees.
