Basement is pretty rough. You would have to redo the basement bathroom have to do some tear out of the ceiling work and maybe would have to rearrange the bedrooms. I think you would have a lot of demo to do in the basement. Main levels pretty nice when you have a ton to do on the main level but would need to do the kitchen with new cabinets countertops and appliances. Since there’s only two bedrooms on the main floor you would definitely need to add an egress window in the basement. Home needs all new windows. Brick exterior is nice and location is really nice.

I am sure that the highest price per square foot of $168 per square foot could be match, but I think it could be beat. At $168 per square foot the price would be $275,856. I think this grossly under estimates the value of this home. I think this home could sell for at least $300,000. In my opinion the ARV – After Repair Value is at least $300,000, but I am having a hard time justifying it.
