Big one car garage in the back. Nice exposed brick in the living room. You have to walk through the bedroom to get to the garage. Nice high ceilings. Tile countertops but fairly updated kitchen.

Kitchen is is small but they have managed to create a lot of countertop space And Cabinet room. The countertops are not the highest end. Hardwood floors throughout. 2 bedrooms have access to the bathroom in between them. Some older Windows some newer windows. Old fireplace that probably is not functional. Basement laundry. A basement bedroom with some exposed brick. 26th is a pretty busy Street. There is a bus stop right in front of the house. Garage and the car pad has room for at least two vehicles off-street. Yard is Big with a shed. Big back yard deck.

Dark hardwood floors. 10 foot ceilings. Exposed brick in the living room. Newer windows. Chrome Hardware. Old style flooring in the bathroom with a clawfoot tub. Nice grey cabinets with a white quartz countertop in the kitchen and a copy for the microwave in the kitchen. Cabinets are soft close. Countertop to.ceiling backsplash behind the stove and sink. Refrigerator sticks out a little far for the sink in the kitchen. Washer and dryer hook up in the back add on. Utilities and seller with some space for storage. Able to see the better part of the crawlspace. Lower-level had something of a moist odor to it.

Nice brick wall the entire length of the home. Good size backyard. Laundry is in the very back. One negative is that you have to walk through the back bedroom in order to get to the back door. Finishes are not as high and as Cherokees what does have granite tile countertops and stainless steel appliances. Living area feels big enough to have a dining room and TV / sitting area should be pretty functional for furniture.

Brick appears to be covered by stucco. York Road noise is loud. Side entry. Wood floors are in decent shape but need to be refinished. Very spacious living room dining room and kitchen. Kitchen layout is not ideal but useful. Nice big bedrooms. Bigger bathroom. Lots of basement storage. Laundry in basement. Fireplace looks functional. Gigantic mechanic’s garage. Big yard with chicken coop and gardening boxes.

Wainscoting or beadboard in the dining and living room and the bathroom and the kitchen. Stainless steel appliances in the kitchen. Looks like Travertine around the tub. Front bedroom feels a little bit small back bedroom seems a little bit bigger but not big. Nice would work around the dining room windows. Building cubby in the dining room. Backyard is large. There is a parking pad in the backyard that has a remote control gate possibly. Home has good curb appeal with a wrought iron fence in the front. Spacious cellar.

Bathroom has nice finishes. Fairly large backyard with Rock and concrete. Good parking pad for two to three vehicles. 38th is a  same major road with lots of traffic and noise.

This Realtor.com article gives a great breakdown of the correlation between real estate prices and quality of shools.

The Realtor.com article points out:

Consumers are willing to sacrifice certain things to live in the right school district. Some of Realtor.com’s survey results were surprising: One out of five buyers would give up a bedroom or a garage for a better school. One out of three would buy a smaller home. A full 51 percent would give up shopping for schools (maybe just the male half of the respondents).

Buyers are also willing to put their money where their mouths are. One out of five home buyers said they would pay 6 to 10 percent above their budget for the right school. One out of 10 would double that to 20 percent. Considering that number could be $100,000 in a lot of markets, it makes one wonder: How much investment in a school district is appropriate?

Denver Realtor Reviews: where are the best schools in and around Denver?

Where are the best schools in and around Denver?There are many opinions about which schools are the best schools and which school districts are the best school districts in and around Denver. I prefer to focus on elementary schools. In my experience, people make most of their moves to get into a sought after elementary school. And many times highly sought after elementary schools feed into highly sought after middle and high schools. There are 2 websites that I am aware of that rate schools in Denver and Colorado.

I do not believe the quality of schools is completely reflected in these websites. And I believe kids are different, can thrive and receive great educations in a variety of atmospheres, and have a variety of need. I think there are great faculty and teachers at many schools that are not at the top of the list. And if kids have special needs they may not find the best fit at highly rated schools. But we are not talking about the actual quality of schools or the actual education of our kids. What we care about for the purpose of this article is following the herd to maximize our real estate investment.

  • In 2015 the average home price was $515,557 for homes with “good” schools vs $360,125 for the MLS homes in the same region. That is a difference of 43%.
  • In 2015 the median home price was $425,500 for homes with “good” schools vs $310,000 for the MLS homes in the same region. That is a difference of 37%.

But maybe that number is skewed by the size of the homes selling with “good” schools. What is the difference in price per square foot?

  • In 2015 the average price per total square foot was $233 for homes with “good” schools vs $174 per total square foot for the MLS homes in the same region. That is a difference of 34%.

So homes with “good” schools are worth more, that is no surprise. They will cost more to purchase and will earn more when you sell. Do the prices of homes with “good” schools appreciate faster?

The median price of homes with “good” schools increased from $384,000 in 2014 to $425,000 in 2015. That is an increase in the median price of 11%. The average price of homes with “good schools increased from $482,213 in 2014 to $514,487 in 2015. That is an increase in the average price of homes with “good” schools of 7%.

The median price of homes in the MLS region increased from $274,000 in 2014 to $310,000 in 2015. That is an increase of 13%. The average price of homes in the MLS region increased from $324,021 in 2014 to $359,577 in 2015. That is an increase of 11%.

In the last year at least, it is interest to find that homes with “good” schools in and around Denver appreciated slower that MLS homes in the same region.

Denver Real Estate Transaction Coordinator And File Manager Carrie JohnsonI have been using Carrie Johnson to assist me as a transaction coordinator in every real estate transaction for over a year now. I approximate that she has assisted me with over 30 transactions. I was encouraged to start using her by my managing broker because I was not uploading my paperwork in a timely manner. Uploading contracts to my brokerage’s database does not take long, but it is boring and hard to prioritize. When I met with Carrie she pointed out that she did much more than just upload contracts to my brokerage’s database. Once I was under contract she would assist me to connect the agents, lenders, and title company quickly, ensuring they all had the contract and all of the disclosures. She would help to schedule the inspection, calling the inspector and sewer scope companies for my buyers. She would remind me of important deadlines, the day they were due. She would write any amendments in my CTM so that I simply needed to approve before it was sent to all parties. She would make sure I had a completed commission disbursement authorization in order to get paid at closing. She told me, that these services she provides would free me up to do more business.

The benefits to having a transaction coordinator were realized immediately. For me, the stress relief was most unexpected. I realized that I was thinking about the task of making sure all my contracts were in order and it was distracting me from other more important tasks related to getting the next client under contract. And if I am on the run and I need an amend or for another agent to be contacted relating to documents on their end, it was very helpful to simply text Carrie to get it completed. I have appreciated the higher level of service I am offering my clients and the higher level of professionalism I am providing to other people involved in the transaction. I have the ability to do more business and I do more business.

On a side note, I am getting ready to go on vacation. I will have real estate agent friends filling in for me. And they will have to go to some closings for me. The piece of mind of having somebody who is familiar with the transaction, and has contact information of all parties involved in the transaction is invaluable. It makes it an easy ask, and it will be a seamless switch for my clients.

I can not thank Carrie enough for her help, and for helping my business expand.

“We recently sold my mother’s fixer-upper and helped her downsize into a patio home. When we hired Chris, he had his work cut out for him. Her home was in need of repair, but he treated it like a gem. He had it professionally photographed and did a three day open house with it. It sold within one weekend. We were amazed! He then set about looking for a home that fit my mom’s needs. She has 3 dogs (two of them german shepherds) who would need a place for a dog run and wanted a ranch style home since she is getting older. Her criteria was very specific and tough to find. After several weeks of looking, Chris found out a home he had been keeping his eye on was going to go on the market the following weekend. He acted quickly, calling the realtor and arranging for my mom to view it while it was being photographed. He had snagged it for her before it ever hit the market. We were thrilled! She is now all moved in and couldn’t be happier! In addition to doing a superb job at selling and buying a new home for us, I felt like Chris really cared about my mom and her needs. I had told him that she was feeling anxious leaving the home that she and my dad had lived in for 40 years and that this was an overwhelming process for her. I asked that he communicate through me until she was comfortable. He was very respectful of that and kept me in the loop the entire time. Of course, after meeting him, my mom thought he was fabulous and felt very well taken care of. He looked out for her along the way, gave great advice and even stopped by on moving day to check in on her and see how she was doing. We really couldn’t have asked for a better realtor. I know who our family will be using from now on for all of our real-estate needs. He is hands down the best out there. “

Denver Flat Fee Realtor Review: Whittier NeighborhoodA brief real estate review of my listing and sale in the Whittier neighborhood. When I met with the seller of 3050 Marion St in the Whittier Neighborhood in Denver I was very excited to see such a beautiful home. The seller had some amazing upgrades that would definitely cause many people to fall in love with the home. And the home was immaculately maintained. However a previous listing listed this as a 3 bedroom home and it was only 2 bedrooms. And with a list price of $475,000 it was priced at $373 per square foot which was much higher than other similar square footage Whittier Neighborhood homes that had sold at an average of $277 per square foot. But this Whittier neighborhood home lies in the far northeast corner of the neighborhood. A location that is undesirable to some but closer to the new commuter rail going in at 38th and closer to the highly sought after Curtis Park neighborhood. Curtis Park had no recent comparable, similar sales, and therefore was not represented in the analysis of $277 per square foot. In the end the home sold for $409,000 or $321 per square, more than any other 2 bedroom Whittier neighborhood home had sold for.

How much did the seller save using my Denver flat fee real estate listing services?

Additionally the seller saved $6,452 using my flat fee realtor services. For my $5,000 flat fee real estate listing services they still received full service marketing the property with professional photography and flyers, full service organizing showings and negotiating with prospective buyers, and full service during the escrow process.
